Residential property borrowing rules changed 10 August 2026
New Limited Recourse Borrowing Arrangements (LRBAs) for residential property are no longer permitted. Existing arrangements are grandfathered, and cash purchases and commercial property borrowing are unaffected — get guidance before restructuring anything.
SSA® accredited, and genuinely across the detail.
SMSF administration isn't a side service here — it's a specialist accreditation, backed by a tax and compliance background that means your fund's obligations are never treated as an afterthought.
Common questions
Can I still buy residential property through my SMSF?
Not with a new borrowing arrangement, as of 10 August 2026. You can still buy residential property with cash (no borrowing), and existing residential LRBAs are grandfathered.
How many members can an SMSF have?
Up to six members under current rules. Most funds we administer have one to four members, typically a couple or family group.
What does annual compliance actually involve?
Financial statements, an independent audit, and lodging the fund's annual return with the ATO — all of which we coordinate so you're not chasing paperwork.
Is an SMSF worth it for a smaller balance?
It depends on your balance, investment goals, and how hands-on you want to be. We'll give you a straight answer on whether it makes sense for your circumstances, not just set one up because you asked.
